Our Approach

A finished lobby stair at handover — pale oak treads and plaster walls.
Six defined steps carry a project from the first call to the final handover, with one accountable team across architecture, engineering and construction. Average schedule variance under 3% across the last 40 projects.
01 Intro Call
A free 30-minute consultation, booked online. We cover scope, site, budget range and the constraints that will shape the work.
02 Discovery
An existing conditions survey, a code review and interviews with everyone who will use or approve the finished building.
03 Workflow Design
A written bespoke plan naming every discipline, each approval gate and the reporting cadence you can expect from us.
04 Design & Engineering
Coordinated architecture and engineering packages, issued together, with permit filing handled on your behalf.
05 Build Oversight
Our owner’s rep on site with cost and schedule controls and a monthly draw review you sign before funds move.
06 Closeout
Punch list, warranties and as-builts handed over, with optional rollover into ongoing property management.
Two ways to build
One accountable team across four disciplines, or a drawing set handed from consultant to consultant. The difference shows up in your schedule.
Bespoke
Four disciplines under one roof: architecture & engineering, project management, owner’s representation, property management. Average schedule variance under 3% across the last 40 projects.
What you get

- Handoffs between consultants
- Coordination gaps fall to you
- Change orders surface late
- Contractor claims unchallenged
- A new team at each phase
Questions owners ask before they hire us
Fees, scope, contracts, insurance, timelines and roles, answered plainly so you can judge the fit before any paperwork is drawn.
What Does It Cost
Advisory is hourly, defined design scopes are a fixed fee, and owner’s representation is a percentage of construction value.
Is The First Talk Free
Yes. A free 30-minute consultation, booked online, with no obligation to continue afterwards.
Owner’s Rep Or PM
An owner’s rep sits on your side of the table across the life of the asset; project management runs the delivery of one defined scope.
One Discipline Only
Certainly. Four disciplines: architecture & engineering, project management, owner’s representation, property management — take one or all.
Which Contracts Apply
AIA and ConsensusDocs standard forms. Owner-drafted agreements are reviewed and marked up before signature.
What Insurance Is Held
Professional liability, general liability and workers’ compensation; certificates are issued before mobilisation.
How Long It Runs
Eight weeks for feasibility and permit support; eighteen to thirty months for full owner’s representation through closeout.
Who Is On Site
A named discipline lead day to day, backed by the principal who signed your engagement letter.
How Progress Reports
A monthly cost and schedule report, plus weekly OAC meeting notes. Average schedule variance is under 3% across the last 40 projects.
Do You Travel Out
Yes, where the scope justifies it. We have managed $1.4B in construction value as owner’s representative.
When Are You Open
Offices open Monday to Friday, 8am to 6pm, and messages left overnight are answered the next working morning.
Who Leads the Work
Every engagement is led by a principal, not handed down to a junior team.

Marcus Elliot Reyes, AIA
Principal
Architecture & owner’s rep. Marcus leads design review and owner’s rep engagements from first sketch to final walkthrough.

Dana Whitfield, PE
Principal
Engineering & project controls. Dana runs engineering and the cost and schedule reporting behind every build.

Alicia Nwosu
Director of Property Management
Alicia runs the property management portfolio, tenant relations and operating budgets after handover.
Built to order since 2009
We started in 2009 in a single rented room with two drafting tables, after watching owners pay twice for the same coordination. Our first commission was a twelve-unit infill walk-up. Engineering came in 2012, when drawings kept stalling at review; the first owner’s rep mandate followed in 2014 on a hotel conversion; property management joined in 2018 so buildings stayed served long after handover.
No two owners carry the same risk, lender or internal staff. So reporting, meeting cadence and decision rights are drafted per client rather than issued as a template.
Founded 2009. 260+ projects delivered across commercial, multifamily and institutional work. Four disciplines: architecture & engineering, project management, owner’s representation, property management. Clients: developers, property owners, contractors and architects.
